Hunterdon is the most rural county we serve, and its housing reflects that: older farmhouses and converted properties alongside newer development building, often on larger plots and frequently with well water rather than municipal supply. Both of those details affect flooring more than people expect.
Older rural properties tend to have settled over a long time, which means subfloors that are rarely flat and room-to-room height changes that need planning rather than improvising. We assess and quote in writing, and we travel to Hunterdon regularly rather than treating it as an outlying area.
Installed prices are the same across our service area: carpet $3 to $8, laminate $4 to $8, luxury vinyl plank $5 to $11, solid hardwood $8 to $15, engineered hardwood $10 to $18 and tile $10 to $25 per square foot. A 300 square foot room in LVP therefore lands roughly between $1,500 and $3,300. Subfloor levelling is quoted separately once we can see the room.
Houses that have stood for a century have usually moved, and the floors show it. Levelling is often the largest single line on a Hunterdon estimate, and skipping it is why floors in these houses fail early: tile cracks, laminate clicks and separates, and vinyl telegraphs every dip. We measure flatness properly and quote the levelling honestly rather than discovering it on the day.
A lot of properties here are on well water, which tends to be harder and higher in minerals than municipal supply. That shows up on floors as a cloudy film after mopping, most visibly on dark luxury vinyl and on grout. It is mineral deposit rather than dirt, so scrubbing harder does not help. The fix is the right cleaner and less water, not more effort.
Older properties here often have wide-plank floors that are effectively irreplaceable at any sensible cost. Where those boards are sound, refinishing at $3 to $8 per square foot is the right decision almost every time. We check the wood remaining above the tongue before touching a sander.

It is common in older properties here and it is solvable, but it has to be addressed rather than covered over. Levelling adds cost, and it is the difference between a floor that lasts and one that fails in two years. We will quote it separately so you can see exactly what it is.
Most single rooms are completed in one day and whole-floor projects run one to three days depending on material and subfloor preparation. Tile takes two to three days because the mortar cures before grouting.
