If you own a rental near Busch or Livingston, the economics are different from an owner-occupied home. Turnover damage is the cost that matters, not showroom appearance. Luxury vinyl plank with a 20-mil commercial wear layer is the standard recommendation: fully waterproof, near impossible to scratch through, and replaceable plank by plank if a tenant does real damage. Carpet in a student rental is a three-year consumable and rarely worth it.
Properties closer to the river tend to run damper, and basements and lower levels there need honest assessment rather than optimism. We test slab moisture before recommending any wood product. In a lot of these homes the right answer downstairs is luxury vinyl plank and upstairs is refinishing the original hardwood, which is usually still there under the carpet and still sound.
Most single rooms are completed in one day and whole-floor projects run one to three days. Tile takes two to three days because the mortar cures before grouting. We work around the Route 287 corridor traffic when scheduling, which in practice means earlier starts than most crews.
