What commercial flooring costs

Pricing depends on material and how much of the work has to happen outside business hours. Luxury vinyl tile typically runs $5 to $11 per square foot installed, carpet tile sits in a similar band, and porcelain runs $10 to $25. Resinous and epoxy systems are quoted per project because surface preparation dominates the cost. After-hours work carries a premium, which is usually still cheaper than the downtime it avoids.

LVT, carpet tile or resinous?

Luxury vinyl tile suits offices, retail and healthcare corridors: hard wearing, quiet, and it removes the strip-and-wax cycle that VCT demands. Carpet tile is the acoustic choice for open-plan offices and is replaceable square by square when something is spilled or damaged. Resinous and epoxy systems belong in warehouses, workshops and labs where chemical resistance and forklift traffic decide everything. Most buildings end up with two of the three.

The specifications that are not optional

Two come up on nearly every commercial job. Flooring in corridors and means of egress needs to meet the ASTM E648 Class I fire rating, and we specify materials that do. Level interior surfaces expected to get wet should meet a minimum dynamic coefficient of friction of 0.42 under ANSI A137.1, which matters in entries, restrooms and break rooms. We put the relevant figures in the submittal rather than leaving you to check them.

Working in an occupied building

Most of our commercial work happens in buildings that cannot close. That means dust control with HEPA-filtered extraction at the source, phased areas so staff always have a route, protection of adjoining finishes, and genuine communication about what will be inaccessible and when. For labs, healthcare and biotech clients in the Piscataway and Edison corridors, air quality during demolition is usually the first question asked and the one we plan around first.

Frequently asked questions

Can you work outside business hours?

Yes, and most of our commercial projects do. Evening and weekend scheduling costs more per square foot and almost always costs less overall than closing a floor of a building during the working week.

Do we need to move all the furniture and workstations?

No. We coordinate furniture and modular workstation handling as part of the scope. Tell us what has to stay powered and connected and we will phase around it.

How quickly can a space be back in use?

It depends on the system. Most LVT and carpet tile areas can be walked on immediately and returned to full use the next working day. Resinous and epoxy systems need cure time that varies by product and temperature, and we will state it in the schedule rather than estimating on the day.

Are there grants available for building improvements?

There have been. The NJEDA Small Business Improvement Grant reimbursed 50% of eligible project costs up to $50,000 for improvements including flooring, but that fund is currently fully subscribed and closed to new applications. Check njeda.gov for what is currently open before budgeting around a grant.
