Engineered hardwood is genuine wood: a real hardwood wear layer bonded over a cross-laminated core. That core is what lets it go where solid wood cannot, including over concrete slabs and in finished basements. For a lot of New Jersey homes it is simply the more sensible wood floor.
The wear layer is the whole story with engineered wood, and it is the spec most retailers gloss over. We tell you the thickness before you buy, because it decides whether your floor can ever be refinished. We also test the slab rather than assuming, since trapped moisture is what delaminates engineered floors years later.
Installed engineered hardwood runs $10 to $18 per square foot here, covering material and installation. The spread is wide because a 2mm wear layer and a 6mm wear layer look almost identical in the showroom and behave completely differently over twenty years. Wider planks and longer boards also carry a premium.
Everything below the wear layer is plywood or HDF you will never see. What you walk on is that top veneer. Under about 2mm, the floor can never be sanded and is effectively disposable when it wears through. At 3mm or thicker it can be refinished once or twice. At 4 to 6mm you are close to solid-wood longevity with better stability. If a salesperson will not tell you the wear layer thickness, that is the answer.
On concrete slabs, in basements, over radiant heat, and in any room where humidity swings hard between seasons. The cross-laminated core moves far less than solid timber, so you get fewer gaps in January and less cupping in August. In a typical NJ split-level with a finished lower level, engineered is usually the right call downstairs even if you use solid wood upstairs.
Depending on subfloor and product, engineered wood is glued, nailed or floated. Over concrete we test moisture first and use a vapour barrier or a moisture-control adhesive. Over wood subfloors we check flatness and correct anything outside the manufacturer tolerance. Material still acclimates first, though for less time than solid wood. Most projects run one to three days.
Yes. The surface you see and walk on is real hardwood, sawn or sliced from the same species as a solid floor. The difference is underneath, where cross-laminated layers replace solid timber to control movement. It is not laminate, which has no wood surface at all, only a printed image.
If the wear layer is 3mm or thicker, usually yes, typically one to four times depending on thickness. Thinner wear layers cannot be sanded without cutting through to the core. We will tell you the specific number for whatever product you are considering.
Usually yes, which is the main reason people choose it. Below grade you need a slab moisture test first, an appropriate vapour barrier, and a product rated for below-grade use. Done properly it performs well. Solid hardwood in the same location would not.
Many engineered products are rated for radiant heat, and it is one of the few wood options that is. There are limits on maximum surface temperature and how quickly you can ramp the system up. We check the specific product rating against your heating setup before recommending it.
