A 300 square foot room, which is a generous living room or two decent bedrooms, works out at roughly $900 to $2,400 in carpet, $1,500 to $3,300 in luxury vinyl plank, $2,400 to $4,500 in solid hardwood, and $3,000 to $7,500 in tile. A 200 square foot kitchen in LVP lands around $1,000 to $2,200.
What actually moves the price
Four things, in roughly this order. Material grade is the biggest single lever: within luxury vinyl, a 6-mil wear layer and a 20-mil wear layer look identical in a showroom and differ by years of life. Subfloor condition is the one that surprises people, because it is invisible until the old floor comes up; levelling an uneven subfloor is a real line item and skipping it is why floors fail early. Layout complexity matters most with tile, where a herringbone pattern can add half again to the labour of a straight set. Stairs cost considerably more per square foot than open rooms because of the cutting and fitting involved.
What should be included in a written quote
Removal and disposal of the old floor, furniture moving, underlayment or adhesive, trim and transitions, and the labour itself. If a quote does not mention old-floor removal, ask, because hauling away a room of old carpet is not free and it will appear somewhere. New Jersey requires a written contract for home improvement work above $500, so you are entitled to see all of this on paper before committing.
Where you can sensibly save
Refinishing rather than replacing is the biggest one. If you have hardwood with sound boards and enough thickness left to sand, refinishing runs $3 to $8 per square foot against $8 to $15 for a new floor. Plenty of homeowners who call for a hardwood quote end up refinishing instead. Beyond that: choosing a plainer layout in tile, and buying a better wear layer rather than a fancier visual, both stretch a budget further than most upgrades.

Why is tile so much more expensive?
Labour. Tile involves substrate preparation, setting, a cure period, then grouting on a separate day. It is two to three days of work where luxury vinyl is one.
Do prices vary by town?
Not with us. Pricing is the same across Middlesex, Somerset, Union, Mercer and Hunterdon. What changes a quote is the material, the square footage and the subfloor, not your postcode.
Do I need a permit?
Replacing a floor covering usually falls under ordinary maintenance in New Jersey. It changes once plumbing, electrical or structure is involved, and requirements vary by municipality, so confirm with your local construction office.
