Older city housing throws up more surprises beneath the surface than suburban construction does: multiple layers of previous flooring, uneven subfloors, and original boards in unexpectedly good condition. We look before we quote, so the written price reflects what is actually there rather than what we hoped.

A 300 square foot room in LVP therefore lands roughly between $1,500 and $3,300. Subfloor levelling is quoted separately once we can see the room.
A lot of the older housing here still has original hardwood, frequently under two or three later layers. Where those boards are sound, refinishing at $3 to $8 per square foot is far better value than replacement at $8 to $15, and the timber is better than anything you can buy new. We check the wood remaining above the tongue before recommending either way.
Elizabeth has a substantial rental market, and the right specification for a rental is not the same as for an owner-occupied home. Durability and turnover cost matter more than finish. Luxury vinyl plank with a 20-mil commercial wear layer is the standard recommendation: waterproof, extremely hard to damage, and replaceable plank by plank.
Modern condominium buildings usually have association rules requiring acoustic underlayment beneath hard flooring, with a minimum impact rating. These are enforced after the fact, which is an expensive time to discover them. Check your building documents before choosing and tell us the specification.

Most single rooms are completed in one day and whole-floor projects run one to three days depending on material and subfloor preparation. Tile takes two to three days because the mortar cures before grouting.
