Somerset County is not one housing market, it is several. What makes sense in a Somerville Victorian is the wrong answer in a Hillsborough new-build, and both differ from a Bridgewater development home with a finished lower level. We work across the county and the recommendation changes with the town.

Installed prices are the same across our service area: carpet $3 to $8, laminate $4 to $8, luxury vinyl plank $5 to $11, solid hardwood $8 to $15, engineered hardwood $10 to $18 and tile $10 to $25 per square foot. A 300 square foot room in LVP therefore lands roughly between $1,500 and $3,300. Subfloor levelling is quoted separately once we can see the room.
The 1980s to 2000s building around Bridgewater produced a lot of open-plan main floors and finished basements. Open plan means one material has to run through the kitchen, which rules out laminate for most of these homes. Finished basements on slab mean solid hardwood is off the table downstairs. Luxury vinyl plank and engineered hardwood cover both situations.
Newer Hillsborough construction frequently came with builder-grade flooring specified to hit a price point rather than to last. It typically wears through in the traffic lanes in five to seven years while the rest still looks new. Replacing it with a 20-mil wear layer generally ends the problem for good.
Somerville’s Victorian and pre-war homes frequently have original hardwood under whatever was laid on top of it. Where the boards are sound, refinishing at $3 to $8 per square foot beats replacement at $8 to $15 comfortably. Raritan borough homes built before 1990 mostly have wood subfloors rather than slab, which opens up solid hardwood as an option that is not available elsewhere in the county.

Most single rooms are completed in one day and whole-floor projects run one to three days depending on material and subfloor preparation. Tile takes two to three days because the mortar cures before grouting.
