Edison is one of the areas we work in most, and its housing stock has a particular character: a great deal of postwar building through the 1950s to 1970s, split-levels and ranches with below-grade family rooms, and plenty of original hardwood hiding under carpet. That mix shapes what we recommend here.
We know what tends to be under an Edison floor before we lift it, which makes estimates more accurate and surprises rarer. The owner is on your job rather than a call centre, you get a written price before anything starts, and we serve the township from North Edison and the Clara Barton section through to Stephenville and the Oak Tree Road corridor.
Installed prices here are the same as across our service area: carpet $3 to $8, laminate $4 to $8, luxury vinyl plank $5 to $11, solid hardwood $8 to $15 and engineered hardwood $10 to $18 per square foot. A single 300 square foot room in LVP therefore lands roughly between $1,500 and $3,300. Subfloor levelling, where an older floor needs it, is quoted once we can see it.
The split-levels and ranches built through the postwar boom often have below-grade or partially below-grade family rooms. Solid hardwood is the wrong material down there, because concrete passes moisture vapour continuously. Engineered hardwood or luxury vinyl plank handles it properly. Upstairs, many of these houses still have original oak under the carpet, and where it is sound, refinishing costs roughly half what replacement does.
Newer construction across the township frequently came with builder-grade laminate or thin vinyl that wears through in the traffic lanes within five to seven years while the rest of the floor still looks new. If that is what you are looking at, you are not replacing a worn-out floor so much as upgrading a specification that was chosen to hit a price point. Stepping up to a 20-mil wear layer usually solves it permanently.
Most single rooms are completed in one day. Whole-floor projects typically run one to three days depending on material and how much preparation the subfloor needs. Tile takes longer, usually two to three days, because the mortar has to cure before grouting. We schedule most estimates within a couple of days of your call.

If it is below grade, not solid hardwood. Concrete slabs pass moisture continuously and solid wood will cup or gap. Engineered hardwood over a proper vapour barrier gives you a real wood surface that will hold up, and luxury vinyl plank is the fully waterproof option. We test the slab before recommending.
Very often, yes. If the boards are sound and there is enough wood above the tongue to sand, refinishing runs $3 to $8 per square foot against $8 to $15 to install new. We check the actual thickness at a vent or doorway before advising rather than guessing.
