How much does refinishing cost in New Jersey?

Refinishing typically runs $3 to $8 per square foot, against $8 to $15 for a new solid hardwood floor installed. That gap is the whole argument. Where you sit in the refinishing range depends on the condition of the floor, whether you want a stain colour change, and how much repair work the boards need before sanding.

Refinish or replace?

Refinish when the boards are structurally sound, there is enough wood above the tongue to sand, and the damage is surface-level: scratches, worn finish, dullness, light staining. Replace when boards are cupped beyond flattening, when water damage has gone through to the subfloor, when previous sandings have left too little material, or when nail heads are showing through. We check the actual thickness at a doorway or vent before advising, rather than guessing from the surface.

What refinishing does for resale

This is one of the better-returning interior projects in the country. The National Association of Realtors Remodeling Impact Report puts hardwood refinishing at roughly 147% cost recovery at resale. If you are preparing a house for market and the floors are tired, refinishing is usually the highest-return few thousand pounds you can spend on the interior.

What actually happens, day by day

Furniture out, then coarse-grit sanding to remove the old finish and level the surface, followed by progressively finer grits. Edges and corners are done with a separate machine. Any stain goes on next and needs time to dry before sealing. Then two or three coats of finish with drying time between each. A typical three-room project runs three to five days, longer with staining.

Frequently asked questions

How many times can a hardwood floor be refinished?

A standard 3/4-inch solid floor usually allows four to six full sandings across its life. Engineered floors depend entirely on wear layer thickness: 3mm or more can generally take one to four. We measure before committing rather than assuming.

How disruptive is the dust?

Far less than it used to be. HEPA-filtered extraction connected directly to the sanding equipment captures the great majority of dust at the source. It is not a sealed clean room, and fine dust will still settle somewhere, so we sheet off doorways and recommend removing soft furnishings from adjacent rooms.

How soon can we walk on it and move furniture back?

Socks on the floor after about 24 hours, furniture back after three to four days, and area rugs only after two to three weeks. Curing is slower than drying. Putting rugs down early traps solvent and is the commonest way a brand new finish gets ruined.

Can you change the colour of my floors?

Usually yes. Species sets the limits, since some woods take stain more evenly than others, and maple in particular can blotch. We test a stain sample on your actual floor in an inconspicuous area before committing, because the same stain looks quite different on different timber.
