The most durable floor you can put in a wet room, done properly underneath.
Tile outlasts every other flooring material when it is installed correctly, and fails faster than any of them when it is not. Almost every cracked tile floor we are called to look at failed because of what was underneath, not the tile itself. We install ceramic, porcelain and natural stone across Middlesex, Somerset, Hunterdon, Union and Mercer Counties.
Tile is unforgiving of movement. A floor laid straight onto a flexing subfloor will crack along the joists within a couple of winters, and no grout product prevents it. We assess deflection, install proper backer board or an uncoupling membrane where the span needs it, and flatten the substrate before the first tile goes down.
Installed tile runs $10 to $25 per square foot here, covering material and installation. The range is the widest of any flooring we do, because layout complexity changes labour dramatically. A straight-set 12×24 porcelain in a square room sits near the bottom; herringbone, small-format mosaic, natural stone requiring sealing, or a room full of angles pushes toward the top. Substrate repair is quoted separately once we can see it.
Porcelain is fired hotter and denser, which gives it a water absorption rate of 0.5% or less and makes it suitable for wet areas, entries and anywhere that sees freeze-thaw. Ceramic is softer, easier to cut, and perfectly adequate for a low-traffic interior floor or a wall. For a bathroom or kitchen floor in New Jersey, porcelain is worth the small premium. Natural stone is a different decision again, because it needs periodic sealing.
Tile slip resistance is measured as DCOF, the dynamic coefficient of friction. The industry benchmark for level interior floors expected to get wet is a minimum of 0.42 under the ANSI A137.1 standard. A polished tile that looks beautiful dry can fall well below that wet. If you are tiling a bathroom, a mudroom or an entry, ask for the DCOF figure before choosing, and we will tell you where a tile sits.
Most tile problems homeowners describe are grout problems: staining, cracking at edges, or discolouration. Cracking along a wall or where the floor meets the tub usually means a movement joint was omitted and rigid grout was used where flexible caulk belonged. Discolouration in this part of New Jersey is often mineral deposit from hard water rather than dirt, which is why scrubbing harder does not help. Epoxy or high-performance cement grout cuts both problems substantially.
A standard bathroom floor typically takes two to three days including substrate prep, setting, and grouting the following day. Larger areas or complex layouts run longer. Tile is not a one-day job, and anyone quoting it as one is skipping either the prep or the cure time.
Sometimes, if the existing floor is fully bonded, flat, and the added height does not create problems at doors and transitions. More often we recommend removing it, because tiling over a floor that is already failing simply buries the problem. We check bonding during the estimate.
White haze is usually mineral deposit left by hard water, common across central New Jersey. Orange tends to be iron in the water supply, or rust bleeding from something set on the floor. Neither means the grout is failing. Your water utility publishes an annual water quality report, which tells you what is actually in your supply.
Tile is the best flooring material for radiant heat, because it conducts efficiently and is unaffected by the temperature cycling. If you are considering radiant, tile is the surface that gets the most out of it. The system goes in before tiling, so it needs deciding early.
