Real wood floors that can be refinished for decades, not replaced.
Solid hardwood is still the floor buyers ask about by name. It is milled from a single piece of timber, which means it can be sanded and refinished several times over its life rather than thrown away when it looks tired. We have installed and refinished hardwood across Middlesex, Somerset, Hunterdon, Union and Mercer Counties since 2004.
Hardwood punishes shortcuts. Wood that has not acclimated will gap in winter or cup in summer, and no amount of skilled nailing fixes that afterwards. We let material sit in your home before we open a single bundle, we check subfloor moisture rather than guessing, and the owner is on your job instead of a call centre.
Installed solid hardwood runs $8 to $15 per square foot in this area, covering material and professional installation. Species is the biggest driver: domestic red oak sits at the lower end, while walnut, hickory and wider plank formats push toward the top. Site-finished floors cost more than prefinished because of the extra days on site, but they give you a seamless surface with no bevels between boards.
Solid hardwood is the right choice on or above grade, over a wood subfloor, in rooms with stable humidity. It is the wrong choice in a basement or directly on a concrete slab, where seasonal moisture will move it. Engineered hardwood handles those conditions because its cross-layered core resists expansion. If you want a floor your grandchildren could refinish, solid wood is the one that lasts that long.
A standard 3/4-inch solid floor has roughly 6 to 8 millimetres of wood above the tongue, which typically allows four to six full sandings across its life. At a refinish every seven to ten years, that is a floor measured in generations rather than years. This is the real argument for hardwood over cheaper materials: the cost per year of service is often lower even though the upfront price is higher.
Material acclimates in your home first. We check subfloor flatness and moisture content, then blind-nail or staple each board to the subfloor, racking the boards so seams and colour variation distribute naturally instead of repeating. Site-finished floors are then sanded through progressive grits, stained if you want colour, and sealed. Expect three to five days for a typical project, longer if you are staining.
Not solid hardwood, no. Concrete passes moisture vapour continuously, and solid wood laid on a slab will cup or buckle within a season or two. Engineered hardwood is the correct product there, installed over a proper vapour barrier. We test slab moisture before recommending anything.
You can usually walk on a site-finished floor in socks after 24 hours, move furniture back after three to four days, and lay rugs after two to three weeks. Curing is not the same as drying, and putting rugs down early is the commonest way homeowners damage a brand new finish.
It is consistently one of the better-returning interior projects. The National Association of Realtors Remodeling Impact Report puts hardwood refinishing at roughly 147% cost recovery at resale, with new wood flooring also recovering strongly. We would still choose it for how long it lasts rather than purely for resale.
Dogs will scratch any wood floor, and harder species help less than people expect. If pets are the priority, a matte or wire-brushed finish hides marks far better than a gloss, and oak hides them better than maple. If you want something close to scratch-proof, luxury vinyl plank is the honest recommendation.
