Luxury vinyl plank is the most-requested floor we install in central New Jersey. It is fully waterproof, it handles pets and children without showing every mark, and a typical room is finished in a single day. We have installed floors across Middlesex, Somerset, Hunterdon, Union and Mercer Counties since 2004.
We start with the subfloor, because that is where vinyl installations fail. Every job begins with a flatness check and, on concrete, a moisture reading before a single plank is opened. You get a written estimate listing the work, the materials and the price before we begin, and the owner is on your job rather than a call centre.
Installed luxury vinyl plank runs $5 to $11 per square foot in this area, covering both the material and professional installation. A 300-square-foot room therefore lands between roughly $1,500 and $3,300. Where you fall in that range depends on the wear layer you choose, whether the subfloor needs levelling, and how much trim and transition work the room requires. We quote the whole job in writing, and that number includes removing and disposing of the old floor.
Rigid-core LVP comes in two constructions. SPC (stone polymer composite) has a denser core that resists denting, which makes it the better choice under heavy furniture, in kitchens, and in rental properties. WPC (wood polymer composite) has a slightly softer core with more give underfoot and marginally better sound absorption, which suits bedrooms and upper floors. Both are waterproof. If you are unsure, SPC is the safer default for a busy household.
Because it is waterproof, LVP is comfortable in kitchens, bathrooms, laundry rooms and finished basements, where solid hardwood would be a mistake. It handles pets well and it is one of the few floors you can install below grade without worrying. Where it is the weaker choice: rooms with large south-facing glass, since prolonged direct sun can fade some products over the years, and homes where resale value is the priority, because hardwood still carries more weight with buyers.
Materials acclimate in your home before installation. We check the subfloor for flatness within the manufacturer tolerance and correct anything outside it, then test concrete slabs for moisture before laying anything down. Planks are dry-laid and racked so seams and patterns fall naturally rather than repeating. Transitions, thresholds and trim are cut on site. Most single rooms are finished in one day; whole-floor projects typically run one to three days.
Rigid-core LVP is impervious to water on its surface and through the plank itself, so spills, pet accidents and mopping are not a problem. It is worth being precise though: waterproof describes the plank, not the room. Standing water that reaches the subfloor through gaps at the perimeter can still cause problems, which is why edge detail matters.
Often, yes. LVP can be installed over existing tile, vinyl or well-bonded wood if the surface is stable, clean and flat within tolerance. We check this during the estimate rather than guessing, because an uneven surface telegraphs through the new floor and causes seams to separate later.
Wear layer decides this more than anything else. A 20-mil commercial-grade wear layer is what we recommend for active homes with pets or children; thinner residential wear layers suit low-traffic rooms. Manufacturer warranties vary by product line, and we will show you the specific warranty for whatever you choose.
Replacing a floor covering usually falls under ordinary maintenance in New Jersey, but requirements vary by municipality and by what else the project touches. We confirm with your local construction office before every job rather than assuming.
